About TaxBandCheck

We help UK homeowners check whether their home is in the wrong council tax band — using official data, not guesswork.

Why this matters

In England, council tax bands were set on property valuations carried out in 1991 — and they have never been revalued since. Many of those original valuations were rushed, and millions of homes may sit in the wrong band today.

If your home is over-banded, you could be paying more council tax than you should — year after year. TaxBandCheck exists to help homeowners find out where they stand, with evidence rather than guesswork, so they can make an informed decision about whether to challenge their band.

How we assess a property

For every property, we cross-reference six independent, official data sources:

  • VOA band data — the official council tax bands for your postcode.
  • EPC records — Energy Performance Certificates, for floor area, type and construction age.
  • Land Registry sales — price-paid data used to estimate 1991 values.
  • Valuation Tribunal decisions — published outcomes of banding appeals.
  • Planning records — designations such as conservation areas.
  • Flood data — environmental risk factors for the area.

We weigh these sources against each other and produce an evidence-based case strength score from 0 to 10. The score reflects how strong the evidence for a successful challenge would be — it does not guess, and every score is backed by real, publicly available data.

Our commitment

We rely on official data only, and we are transparent about what the tool can and cannot do. A high score means the evidence is strong — not that an outcome is guaranteed.

Importantly, TaxBandCheck cannot change your council tax band. Only the Valuation Office Agency (VOA) can formally change a band in England. What we provide is the evidence to help you decide whether a challenge is worth pursuing, and the information you need to take it forward yourself.
