Scotland Council Tax Band Checker

Updated: March 2026

TaxBandCheck covers Scottish postcodes in full. Enter any Scottish postcode to check your current council tax band and compare your property to similar homes in the area. If your band looks out of step with your neighbours, you may have grounds to challenge it.

What the checker does for Scottish properties

When you enter a Scottish postcode, TaxBandCheck queries the SAA database and runs a five-factor analysis on your property:

  • Band anomaly check — compares your band to neighbouring properties to identify inconsistencies.
  • EPC floor area comparison — checks whether your property's floor area is consistent with the band it has been assigned.
  • Price paid evidence — reviews historical transaction data for comparable properties.
  • Tribunal precedent (VAC) — surfaces relevant Valuation Appeal Committee decisions in your area.
  • Planning and heritage context — identifies listed buildings, conservation areas, or planning factors that may affect the assessment.

Scotland vs England: key differences

The Scottish council tax system differs from England in several important ways:

  • Bands are set by the Scottish Assessors Association (SAA), not the Valuation Office Agency (VOA).
  • Appeals go to the Valuation Appeal Committee (VAC), not the Valuation Tribunal for England (VTE).
  • There has been no revaluation of council tax bands since 1993.
  • The format and content of a challenge letter differs between the two systems.

TaxBandCheck produces a full report tailored to the Scottish system, so the evidence, language, and guidance are specific to how SAA and VAC handle cases.

Which Scottish areas are covered?
