Council Tax Band Checker — Edinburgh
Updated: March 2026
Edinburgh has some of the highest council tax bills in Scotland, with a Band D rate of £1,516 for 2024/25. The city has a higher-than-average proportion of properties in Bands E, F, and G — reflecting its large stock of Victorian and Edwardian housing, much of which was valued highly in 1991. That concentration in upper bands means even small banding errors can be costly.

Areas of Edinburgh most commonly challenged
Challenges tend to cluster in New Town, Stockbridge, Leith, Morningside, and Bruntsfield. These areas contain a mix of property types — Georgian townhouses subdivided into flats, tenement conversions, and period homes with extensions — which led to uneven assessments when bands were originally set in 1993. Properties in the same close or on the same street can sit in different bands despite being broadly comparable.
